Two ‘large, well-known national retailers’ coming to Fairview Drive; city sells property for nearly $2M

A local developer is working to bring a pair of “large, well-known national retailers” to Fairview Drive, according to City Manager Nate Pagan. The City is selling the property where the retailers are considering for nearly $2 million to a company managed by a local businessman.

The Owensboro City Commission on Tuesday approved the sale of approximately 20 acres of City-owned property located at 3810 Fairview Drive for $1,994,600. The property, purchased by the City in 2021 for the Fairview Drive extension project, will be conveyed to Pleasant Corner LLC, a company managed by Ryan McDaniel.

Pleasant Corner LLC plans to develop the site for commercial purposes. While Pagan said specific tenants cannot yet be disclosed, he noted that McDaniel is working with “two large, well-known national retailers.”

“It will be a great project for the community,” Pagan said. “We appreciate Ryan putting this together and his investment in the community.”

Pagan said the property sale marks another step toward economic development in the area.

“The City purchased this property in 2021 for the Fairview Drive extension project, which connected the former end of Fairview Drive near the Downs neighborhood to Hayden Road and KY 603 at the eastern end of Gateway Commons,” Pagan said. “That project was done in partnership with a lein holder, Senior Green, and Daviess County Public Schools as part of the development of the new Daviess County Middle School.”

The sale price of $100,000 per acre matches what the City paid for the land 3 years ago, according to Pagan, who said there are approximately 19.99 acres

“The property served its purpose with the Fairview Drive extension, and now we’re selling the remaining acreage for economic development,” Pagan said.

The municipal order declaring the property as surplus and authorizing the sale was approved on one reading during Tuesday’s City Commission meeting. The funds from the sale are expected to benefit future city projects, Pagan said.
