Homes sales and values held relatively strong locally in September for the Greater Owensboro REALTOR Association, although there was a sizable drop in the number of sales pending.
There were 150 homes sold in September for an average price of nearly $228,000. While those were both significant decreases from August (182 homes sold for an average of nearly $243,000), it was the 5th-most units sold and 2nd-highest average of any month this year.
However, the 154 pending sales ranks at the second fewest at the end of any month in 2022. Each of the last 6 months ended with between 167-210 sales pending.
However, the number of days on the market was the lowest of the year with just 52. The 243 active listings, meanwhile, is the most at the end of any month in 2022.
“September maintained the more consumer-friendly inventory availability we’ve seen the last few months, allowing for a more balanced market,” said GO REALTORS President Michelle Wiesman. “We did see quicker movement of the available properties with days on market coming in at 52, the lowest so far in 2022. September also showed a lower than usual number of pending units. We’ll see what that means for October.”
