The former Texas Gas building and nearly 20 acres of the surrounding property are being marketed for sale, with developers seeking buyers for the remaining undeveloped land within the Shoppes at Frederica project.
A listing posted Tuesday by Gulfstream Commercial Services offers approximately 19.8 acres at 3800 Frederica St. for a variety of potential uses, including multifamily housing, retail, office, and mixed-use development.
The property owners declined to comment on the listing.
Among the concepts included in the marketing brochure is a multifamily residential development featuring several apartment buildings. Another concept centers on large-format retail space with outparcels and additional commercial development.
The listing does not identify a specific project, tenant, or development plan. Instead, it markets the property’s flexibility and visibility, noting that pad sites could also be sold separately, ground leased, or developed as build-to-suit projects.
Marketing materials describe the offering as a “rare infill land sale opportunity” within one of Owensboro’s most prominent redevelopment projects.
The acreage is part of the Shoppes at Frederica redevelopment, which has brought several businesses to portions of the former Texas Gas campus in recent years. Existing tenants highlighted in the marketing materials include retail, restaurant, and service-oriented businesses already operating on the site.
“The project already has strong first-phase momentum with established retail and service users in place, plus excellent surrounding commercial activity,” Gulfstream said in a social media post.
The listing comes less than two weeks after the property drew renewed public attention when the City of Owensboro issued $67,033 in citations related to conditions at the former Texas Gas building. City officials cited concerns, including broken windows, graffiti, and the condition of the long-vacant structure. The ownership group appealed the citations.
The listing does not include an asking price, instead directing interested parties to contact the broker for pricing information.
