The 8,100 square feet of indoor and patio space at 234 Frederica Street has sat vacant since Bar Louie closed permanently more than a year ago. Gulfstream Development owns the building and is repurposing the space as a downtown events venue.
The restaurant opened in November of 2017 and shut down in August 2022.
Gulfstream’s director of marketing, Leland Herzog, said the space is perfect for receptions, parties, corporate outings, or any other event.
“There’s no long-term goal in mind for the event space; we just wanted it to be put to use while looking for the right long-term lease partner,” Herzog said. “Available space is limited downtown, and we didn’t want to see this venue empty when the community could use it.”
The location is zoned for retail and restaurant, while the upstairs currently houses Bell Bank and other businesses.
With the new sports complex and the Riverfront Brio development — including a hotel, apartments, retail and restaurant space, a parking garage, and more — coming downtown soon, Herzog said 234 Frederica offers a prime location.
